Under the ‘Lucky Westend’ brand, Optima offers the Munich art scene space to create and be creative in the Ridler Höfe. In record time, around 90 tenancy agreements for spaces of various sizes had been signed by the end of 2025. Various film production companies have also discovered the loft complex as an attractive filming location for a wide range of formats.
The studio spaces in building section 31b have already been let. However, office spaces are currently also available in other parts of the building...
Location
Located between Theresienhöhe and the ADAC Tower, and in the immediate vicinity of the Heimeranplatz underground and suburban railway station, the property enjoys excellent transport links. Westend is a vibrant, up-and-coming district boasting a lively arts scene and proximity to the city centre. As well as cosy bars and restaurants, the area is also home to designer shops.
History
The complex, comprising four buildings constructed between 1908 and 1999 and covering an area of around 18,000 square metres, has been owned by the Optima-Aegidius Group for 17 years. For a long time, it served as the headquarters of Kraftanlagen, which occupied a large part of the space, covering 8,400 square metres.
Originally built as a manufacturing facility for Vereinigte Werkstätten, parts of the buildings now offer authentic loft-style spaces that are highly sought-after in today’s office market.
Tenants at the Ridler Höfe include the internationally renowned architectural firm Henning Larsen, the cloud-based software provider shore GmbH, and the bag manufacturer L`Credi. The successful mail-order company Westwing, then still a start-up, grew from here.
With the departure of Kraftanlagen, Optima was able to embark on a new era with the Ridler Höfe.
