As part of a forced auction at the Spandau district court, the Munich-based Optima-Aegidius-group acquired the "Automeile" at Juliusturm in 2008.
The approximately 61,000 square meter area between the Spree and Havel rivers was formerly known as the "Spandauer Tor".
Between 2007 and 2021, the rental agreements were successively optimized. From MC Fit to Renault, Mitsubishi, Lancia, Fiat, and Chrysler, one of the largest exhibition areas for tile and bathroom trade (Bergmann & Franz, Bär & Ollenroth) in Berlin can be found here.
Together with Atelier Pott Architects, a preliminary building permit for 70,000 square meters of gross floor area was developed in consultation with the Spandau district office.
In 2021, the site was sold to Invesco and Kauricap with Tristone as an advisor and CBRE as a broker. The financing bank was the Stadtsparkasse München.
Location
The location can be reached by car from the center of Berlin in about 15-20 minutes. The "Haselhorst" subway station on the U7 subway line is located directly in front of the area. The connection to public transport is excellent with bus lines 133 and 236. The Spandauer Altstadt can be reached on foot. The site is well-connected to the regional transport network via the city highway.
