Handover to Freistaat Bayern
Where the Sheraton Westpark Hotel used to operate on Heimeranplatz in Munich, the Optima-Aegidius Group has invested €25 million in converting the site for the Free State of Bavaria. In addition to over 6,500 square metres of administrative units for the Free State, the largest arrival centre for refugees in Bavaria has been built opposite the ADAC Tower on around 23,500 square metres of gross floor area.
The site originally belonged to Blackstone and was acquired by the Optima-Aegidius Group together with IKR and private investors in 2020. After the contract with the Sheraton Group was terminated, an interim solution with the Free State was developed into a long-term concept under the aegis of Ferdinand Rock, Managing Director of Tristone Real Estate GmbH.
Two Twelve on Garmischer Straße sets a benchmark, particularly in terms of its commitment to maintaining CO₂ emissions. OSA Architekten drew up the plans for the process and Berlin Hyp has been supporting the project as a financing partner since 2021.

The immediate surroundings of Two Twelve, characterised by excellent transport links, offer considerable potential for further development of the site from an urban planning and ecological perspective. There is now sufficient time to advance appropriate approaches in cooperation with the city.
