Optima hands over to Artec GmbH

In the second half of 2025, ARTEC GmbH, a joint venture between KNDS Deutschland GmbH & Co.KG, Rheinmetall Landsysteme GmbH, and Rheinmetall Defence Nederland B.V., will move into its new headquarters at The MALT in Munich Allach.

In terms of location, this is not a big move, as ARTEC GmbH is currently only a few hundred meters away as the crow flies.

The impressive loft office concept with vaulted ceilings and exposed steel beams won over the new tenant, who has leased around 1,200 square meters on three floors.  

“Together with architect Mitra Kashani, the technical and security requirements of a high-tech company are being tailored to the conditions of a listed loft building,” says project manager Petra Seifert.

"We are delighted that The MALT is now 80% let and that the apartments have also been snapped up quickly. The average rents are just under €25/sqm, which is a good sign for the location and the current times,“ say Drs. Laub, managing partners of the Optima-Aegidius group of companies. ”Our flex office provider 1,000 Satellites is also filling up increasingly. In April, full occupancy of just under 1,500 sqm of flex office space will be achieved for the first time."

Currently, only around 600 square meters of lofts with Alpine views are still available.
The other campus areas of The MALT, consisting of the bicycle repair shop of the Evangelical Lutheran Deanery of Munich and the daycare center, are already occupied.
The property is expected to be fully leased this year.

The financing of the property was handled by Stadtsparkasse München.
