Munich, December 9, 2020: Construction work has started on the SOuth HOrizon Munich - SOHO Munich for short - office and commercial property in the south of Munich. By 2022, an urban office building will be built on the site at Koppstrasse 4 in Obersendling, combining office and production space in a unique way. For the creators of SOHO, the working world of tomorrow is a dynamic combination of office and makerspace. In Obersendling, mental work can merge with digital production processes such as 3D printing in the future. The concept is intended to attract nationally and internationally established companies and start-ups, while also creating added value for the Obersendling district. The project is a collaboration between the Munich real estate developers Optima-Aegidius-Firmengruppe and Hammer AG.

Shell construction starts according to plan

Following the demolition of the old building on the Koppstrasse 4 site in the first quarter of 2020, the excavation of the building pit went according to plan. Now the shell of the six-storey building is starting. "Despite the difficult circumstances caused by the coronavirus pandemic, we are right on schedule with the construction work," says Hans Hammer, CEO of Hammer AG.

Hybrid spaces and outdoor areas will become creative and leisure zones at SOHO

SOHO Munich, an office building with a loft character, is being built on the site at Koppstrasse 4 and will incorporate architectural elements such as a light-colored brick façade, factory windows and cantilevered bridge structures, inspired by the industrial history of the surrounding area. A flexible floor plan design enables modern working environments that can be adapted to all needs.

The makerspace on the first floor offers hybrid usage areas, including a column-free central area of almost 37 by 11 meters. In addition, there are room heights of 4.50 meters on the first floor and 3.30 meters on the upper floors. This is a unique combination for creative workspaces in Munich. The makerspace area on the first floor will be available to start-up companies, for example, who want to set up workshops and test laboratories or research prototypes here. This is complemented by outdoor areas for a high quality of stay: two inner courtyards, connected by a large open staircase, let daylight into all floors. The Skydeck on the fifth floor is ideal for urban gardening and after-work meetings. From there, you can enjoy an unobstructed view of the Alps from the south.

After corona: the city needs new office ideas

"The office spaces of tomorrow should rspond to a wide variety of situations. Accordingly, the room situations must be available for different everyday work scenarios. This is all the more important today, as the quality of time spent in the office is gaining enormously in importance due to growing home office fatigue," says Dr. Ulf Laub, CEO of the Optima-Aegidius Group.

"The loft offices with room heights of 3.30 meters and varying room depths of 13.50 to 21 meters can be designed as open spaces, as well as in the form of separate cubes or sharing zones," adds Dr. Jens Laub, also a member of the Optima-Aegidius Group Management Board.

When it comes to mobility, SOHO Munich uses and expands the existing infrastructure. The property is located directly next to the Siemenswerke S-Bahn station, which is also served by the BOB and Meridian. The Obersendling subway station can be reached quickly on foot or by bicycle. With its own bike storage room, showers and e-charging stations, the aim is to create incentives for the use of alternative mobility options. "In a world where we are used to seamless and individual transportation, we offer our tenants all the options for unrestricted mobility," explains Hans Hammer. SOHO Munich also relies on the latest standards for its digital infrastructure and is therefore aiming for WiredScore certification for excellent connectivity. In addition, LEED Gold certification for particularly sustainable construction is to be achieved.

With the construction of SOHO Munich, Obersendling is reinventing itself not only through the new construction and expansion of residential quarters, but also through the office and commercial quarters that are being created. A lot has happened in Obersendling with the rise and departure of Siemens over the past 50 years. The district in the south of Munich has always been a mixture of residential area and industrial location. Today, the district is changing due to numerous construction projects and project developments. "We at Hammer and Optima have recognized the potential of the location and want to play an active role in shaping it," explain the three board members when presenting the concept.
