4 new rental agreements concluded
The occupancy rate of SOuth HOrizon Munich in Obersendling has increased by 2,500 square metres with the signing of four additional leases. The project development team from Optima and Hammer has thus succeeded in increasing the occupancy rate for SOuth HOrizon Munich to 16,000 square metres.
The hybrid office on Koppstraße has been a hive of activity since the end of last year. In November, two biotech start-ups celebrated their move in, followed in February 2024 by flex office provider 1000 Satellites.
The majority of the current new leases have been taken up by a young company from the food industry. With the move to SOHO, the future tenant is relocating its headquarters from the southern Munich suburbs to the Munich city area. Not only that – in addition to the location optimisation, the new tenant at SOHO can look forward to its own roof terrace with a view of the Alps, which is part of the 1,000 square metres on the penthouse floor.
A digital media company will move into around 400 square metres on the 4th floor. The tenant, which is based in the immediate vicinity of Sendling, will now benefit from the Obersendling underground station and the Siemenswerke S-Bahn station, both within walking distance.
As recent leasing successes show, the building continues to impress not only with its location advantages but also with its unique design elements from industrial architecture. Most recently, an IT company opted for a 500 sqm light-flooded space with exposed bridge construction, and an engineering firm is looking forward to 600 sqm on the first floor.
Given the popularity of the industrial loft design, combined with roof terraces accessible to all tenants with views of the Alps, two attractive green courtyards and a town hall staircase, the project developers are confident that they will be able to achieve a high occupancy rate in the course of the year. Currently, 15,000 square metres are still available for rent. The in-house flex office provider 1000 Satellites enables the most flexible rental options.
In addition to the new leases, there is also news from a design perspective. The entrance areas to the four stairwells of SOHO have been brought to life by Munich artist Rafael Gerlach under the title HORIZON 1-4. The different colour schemes make each stairwell unique and at the same time provide orientation in the 33,000 square metre new building. Street artist Rafael Gerlach, alias SatOne, creates futuristic graffiti with organic forms and abstract imagery that immerses the viewer in an imaginary world. Rafael Gerlach, who also designed the façade of a hotel in the Sendling neighbourhood with his art, is known for his murals. He has been active in the art scene for over 20 years and has realised international exhibitions and works in numerous German cities.
