Dresden
Purchase of 450 apartments
The residential and commercial portfolio of the Optima-Aegidius Group in Dresden continues to grow.
In total, the Laub brothers have purchased around 65,000 square metres both as directors and owners of Nymphenburger Beteiligungs AG – the parent company of the Optima-Aegidius Group – and through their separate housing association Riverside Invest GmbH. The portfolio now comprises almost 750 apartments in Strehlen, Prohlis/Neustadt and Friedrichstadt. One of the sellers was Mähren AG.
The sale of ‘Kö 25’ on Schützenplatz in 2017 was already a sign of things to come in Dresden. The property, which was part of the Optima-Aegidius Group's portfolio at the time, was successfully sold to Deutsche Wohnen AG, which has since built around 35,000 square metres of residential space at the location in the heart of the state capital.
‘We see that Dresden is one of the few locations in eastern Germany where the cluster concept – in this case ’Silicon Saxony‘ – is working. All of our commercial investments are also exceeding our expectations in terms of rentals,’ say the Dres. Laub brothers.
The packages are financed by Stadtsparkasse München, Ostsächsische Sparkasse Dresden, Sparkasse Meißen and, in future, Deutsche Bank, among others. The purchases made to date are intended for long-term holding. The current investment in Neustadt will be resold after the portfolio has been restructured. Overall, significantly more than 100 millions euros have been invested.
