From Löwenbräu site to Nympenburger Höfe

The following series of images shows how Nympenburger Höfe came into being from the bottling halls of the Löwenbräu brewery. The demolition of the original buildings in 2007, the excavation of the pit and the execution of the foundation work took more than 12 months. More than 5 years of construction time, divided into three phases, were invested in the project. At the start of 2011, the Munich-based Optima Aegidius Group purchased another site from Liegenschaftsfonds Berlin. 



Concept

The listed brick building complex from the turn of the century was once used as a large-scale laundry, a button factory and a lithographic print shop. 

Most recently, since 1947, the industrial landmark housed the workshop, the props and the rehearsal stage of the Berlin Comic Opera. Around 40 loft apartments with 6,000 m2 GFA are being created. As well as traditional lofts with spacious rooms, town houses suitable for families and spacious penthouse apartments with a breath-taking view over the whole capital are to be completed by the middle of 2014. 



Architecture

Ingo Pott's studio is responsible for the architecture. Ingo Pott took part in the reconstruction of the Reichstag building, under the leadership of Sir Norman Potts, and is a co-founder of the c/o Berlin photography museum.

The Opernlofts residential complex, with its around 36 residential units, was successfully completed in August / September. Residents have moved into most of the apartments and the unique property is increasingly filling with life.

The Munich-based Optima Aegidius Group purchased the car mile am Juliusturm in a foreclosure sale at Spandau District Court.

The site covering around 61,000 m2 between the Spree and the Havel was formerly better known as the "Spandau Gate". In the 1990s, one of the largest office developments in Berlin emerged here.

The current use of the 30,000 m2 building complex is for specialist retail, leisure and the automotive sector.

Along with MC Fit and automobile companies such as Renault, Mitsubishi, Lancia, Fiat and Chrysler, one of the largest showrooms for tiles and the bathroom trade (Bergmann & Franz, Bär & Ollenroth) is located here, as well as the Scandinavian furniture store Mobel Wikinger.

With "Kartworld", one of the largest indoor go-cart tracks in Berlin is also operated on the am Juliusturm site, on which Robbie Williams and Cameron Diaz have already done a few laps.

The current rents of the site, which already has a 90% occupancy rate, are between € 6.00 and € 7.00/m2. The site is in the portfolio of the Optima Group, the complete utilisation of the construction space will be reviewed in the years ahead.
