Studio building by Media Bridge – sale to Amundi

In a construction period of a little over a year, the Optima Aegidius Group, in collaboration with the project manager IKR, has constructed, let and sold the "studio building" at Rosenheimer Strasse 141j + 143 on the site acquired from IVG AG, in the immediate vicinity of the Media Works Munich campus. 

The "studio building" with a floor area of 5,000 m2 and a façade structure influenced by the Bauhaus style is the conceptual continuation of the Media Bridge by the well-known architectural practice Steidle & Partner.

The Oldenbourg Verlag, as the largest German textbook publishing house, secured the "studio building" as its Munich headquarters before the start of construction. An ideas factory – in the truest sense of the world – emerged here, partly with a view of the Alps, as a gateway to the new "ROST" site at Munich Ostbahnhof.

The French fund managers of AMUNDI Funds in Germany, represented by L`Etoile Properties, recognised the potential of the location before construction was completed by the Optima Aegidius Group, and purchased the building in the first quarter of 2013.

Colliers International acted as a broker.

The rents are just under € 14.00/m2; the purchase price is at the lower end of the double-digit million euro range.
