Hirschgarten – acquisition of the site

The Optima Aegidius Group is developing the office complex Office Center Hirschgarten, in collaboration with IKR. Next to LBBW Immobilien's residential towers, with just under 260 residential units and a hotel, Optima is now going to build an office building by Friedenheim Bridge, with around 7,500 m2 of office space.

The plot that was eligible for planning permission was sold by the Lambert Group from Regensburg.
Colliers International acted as a broker for the purchase.

The architectural practice Allmann, Sattler, Wappner. Architekten has been entrusted with the architectural design.

The construction work for the project will start in the middle of 2014, and completion is scheduled for the start of 2016.  

The Optima Aegidius Group rented 30% of the office space to a well-known tax consultancy and auditing company as soon as the site was purchased. The rents start at € 18.00/m2.

"In the past, we have successfully developed, built and let around 100,000 m2 of office space in Munich. In the present market, it made sense to take on one of the last plots on the main S-bahn line, especially as, in the Munich office market, the range of office developments in interesting locations is currently so limited that the risks are within acceptable bounds," reveal the directors Dr Jens Laub and Dr Ulf D. Laub, with respect to the purchase in Hirschgarten.
