Our conclusion: the situation is better than the current mood would suggest.
While both global and domestic political developments continue to complicate leasing decisions for large companies, there is a light at the end of the tunnel: Munich and Berlin are currently receiving inquiries on a scale not seen in the past four years. For project developers, this means: Buildings must once again become the “center of attention”: hybrid spaces, makerspaces, shared spaces, and wellbeing platforms are the concepts of the future. Here, the pricing, technical, and legal challenges must be overcome in collaboration with all market participants. Coworking spaces can also be the missing piece of the puzzle in many properties, helping to round out the usage concept.
